STUDY OF VARIABLE RENTALS
The VARIABLE RENTAL STUDY for MEDINA ELVIRA 23 is
based on various factors:
Official tourism figures furnished by the INE
(National Institute of Statistics) for Spain and
passenger statistics published by AENA (the
governing body of Spanish airports and civil
aviation) The Financial Times also reported that
there was an increase of 25.88% in
tourism for Granada last year.
What we have also taken into account, although there
are no official studies, is the
number of European tourists who drive to Spain. Our
own experience over the last five
years has shown us that French, Italian, Spanish and
in some cases German, tourists
prefer to drive to their holiday destination here in
Spain. These tourists would be over
and above the official 2,500.000 figure of visitors
to Granada in 2004/5.
Once we take all these factors into account, and
then add the unique qualities of
MEDINA ELVIRA 23, (superior quality of
accommodation, location, amenities, ease of
accessibility either by air or road) we can then
confidently project rental income.
The rental prices shown are real prices for 2005
based on a 2 bedroom 2 bathroom
property. Over the last 5 years we have seen steady
increases in rental prices of
between 10 and 15% without affecting occupancy
figures.
If we base our figures on 2005, and take into
account the various factors, the rentals
projected for MEDINA ELVIRA 23 are very achievable.

How Do Guaranteed Rentals Work?
In effect, the properties are "leased
back" to Royal
Peninsula for an agreed number of years. This can be
for
2,3,5, or 10 years. Royal Peninsula then place these
properties with Tour Operators (both national and
international) for a fixed, guaranteed return for
the term
specified.
The guarantees are provided by the Tour Operators
themselves, their financial institutions, and their
insurance
companies.
Over and above this, Royal Peninsula will also
insure the
guarantees via the international insurance company
"ARAG", (Compania Internacional de Seguros
y
Reaseguros SA).
Once the properties are leased back and contracted
out,
they cannot be used by the owners for the term
agreed.
Owners can however rent other properties on Medina
El
Vira 23 for a special discounted rate, allowing them
to
enjoy the resort and all its amenities whilst still
earning
income from their own property.
Occupancy rates are of no concern to the owners: the
Tour Operators have to pay whether the properties
are
occupied or not. Occupancy rates do NOT affect the
yield.
Furnishings must be purchased through Royal
Peninsula to
ensure uniformity - it is part of the contractual
agreements
that all properties are returned to the owner in the
same
pristine state. Any wear and tear or damage costs
are
borne by the Tour Operator. Utilities, maintainance
and
cleaning costs are also borne by the Tour Operator.
How Do Variable Rentals Work?
Variable rentals are rentals which are not
guaranteed.
The properties are free for use by the owners
whenever
they wish, whilst at the same time earning income
from
holiday rentals.
The holiday rentals are generated by Royal Peninsula
through advertising and their already existing data
base
of holidaymakers who have enjoyed stays at other
resorts
managed by RoyalPeninsula.
Each booking has to be accepted by the owner before
the booking is confirmed back to the holidaymaker,
ensuring that the dates, term (usually one or two
weeks)
and the prices are acceptable.
The prices charged are higher than Tour Operator
prices
as each booking is individual and not block booked. The income is variable as there are more factors to
take into consideration, including the owners personal
use and availability of the property for rental purposes.
A "rental pool" will be in place to ensure
a fair distribution of rental bookings. If the Tour Operators have over
booked, these bookings will also be offered to
owners for acceptance or rejection.
Utilities, maintainance and cleaning costs are also
borne by the owner when the apartment is booked for
personal use.
Cleaning and maintainance charges are paid by Royal
Peninsula when they have rented the apartment.
